Singapore, Dealing With The Buyer’s Agent

by Kim Lee

When you sell your home by owner there is one very important person that you may have to deal with. Do you know who this is? If you guessed the buyer’s agent you are right. When it comes down to it, there is a good chance that your buyer will have a real estate agent working for them. While this may sound like something that does not matter, you should definitely consider what it means to you, as well as the way that your home will be sold.

When a buyer has an agent it can be both a good and bad thing for you. On the good side, the buyer’s agent will have plenty of knowledge of how a real estate deal is supposed to go down. For this reason they should be able to walk both their client and you through the entire process. And since you did not hire the agent, you are not responsible for dealing with them or paying their commission.

On the other side, the buyer’s agent will also try to use their knowledge against you. They know more about the industry than you, and for this reason you may get the feeling that you are being duped. Remember, the buyer’s agent is working for the buyer. This means that they are going to do whatever it takes to make a deal happen; even if it means pulling a fast one on you. This is not to say that the agent is going to be unethical, but they will do whatever they can to get the best deal for their client. After all, that is their job.

When dealing with a buyer’s agent, make sure that you are professional at all times. Even if you feel that you are not getting a fair shake, there is nothing to worry about. Since you are in charge, there is no reason that you should ever feel like you have to get confrontational. If something does not suit your needs, tell the agent about it. Remember, you are always able to walk away if you so desire. There is no reason to feel pressured just because the buyer has an agent on their side. In many for sale by owner deals, the buyer will have an agent on their side. Do what is best for you, and always be sure to treat the agent with professionalism.
